About Rex Buys KC

Who we are, how long we've been buying houses in Kansas City, and how to verify everything before you sign anything.

We purchase homes directly and do not assign contracts. Rex Buys KC is a local Kansas City real estate investment firm, and when we make an offer on your house, we’re the ones buying it. You won’t find out at closing that a different investor is taking over the transaction.

No. While wholesaling is common in real estate investing, we are focused on buying homes directly to provide a straightforward and transparent process for Kansas City sellers. When we sign a purchase agreement, we close on the purchase ourselves.

We’ve purchased hundreds of homes in the Kansas City metro since 2014. That’s more than a decade of buying houses on both the Missouri and Kansas sides, through every market condition, and in every kind of situation a seller might be in.
Yes. Rex and his family moved to Kansas City in 2012 and live in the Northland. Our office is located downtown in the River Market, at 124 Missouri Ave. We’re real people with a real office, not an out-of-state investor fund.

Absolutely. We have over 100 Google reviews with a 4.9-star average rating and an A+ rating with the Better Business Bureau (accredited since 2021). We’re also happy to connect you directly with past Kansas City sellers upon request, so you can hear about their experience in their own words.

The Offer and the Contract

How we put together our cash offer, what's in the purchase agreement, and what you can expect between signing and closing.

Yes. We can provide a proof of funds letter upon request, showing the cash reserves that back our offer. This is a standard ask from savvy Kansas City sellers and we’re happy to provide it before you commit to anything in writing.

Yes. Our earnest money deposit is typically 1% of the purchase price and is paid to the title company. In some cases, if we provide a cash advance to assist with moving expenses, that amount may replace the deposit. The deposit is usually made once the title search is complete and clear title can be transferred.
Our offer is firm. When we put a price in writing, we stand behind it, and the number on your agreement is the number that hits your bank account at closing. After we sign, our team does a targeted inspection within about 5 days. The only narrow exceptions that could change the offer are if we discover major sewer line or septic system repairs that weren’t visible during the walkthrough, or if a structural or foundation issue turns out to be significantly more extensive than anticipated. If anything like that comes up, we’ll communicate with you immediately and work through it together, not spring it on you at the closing table.
Yes. You are not required to make any repairs or improvements to the property before selling to Rex Buys KC. Leave outdated kitchens, damaged floors, unfinished projects, and anything else you don’t want to deal with. We buy the house in whatever condition it’s in.
Yes, a few people will need to take a look, but only for necessary evaluations before closing. Typically our project manager and general contractor will stop by to prepare renovation estimates, a licensed professional will inspect the sewer line or septic system, and if there are any structural concerns a structural engineer may visit, possibly followed by a foundation specialist if repairs are recommended. We coordinate these visits around your schedule, not the other way around, and they’re all about helping us prepare for the renovations we’ll handle after closing. None of them affect your sale price unless they uncover one of the major issues described above.

The Closing and the Money

Where closing happens, what comes out of the sale proceeds, how fast you get paid, and what flexibility you have around the closing date.

We work with Clear Title Nationwide, our trusted local Kansas City title partner. Clear Title handles the title search, the transfer of ownership, the payoff of any existing mortgages, liens, or judgments, and the delivery of your funds at closing. Payment goes out the same day as closing, usually by wire transfer.
We do not charge commissions or hidden fees, and we cover all standard closing costs at Clear Title Nationwide. The only things deducted from your offer amount are any existing mortgage balances, liens, or judgments on the property, and property taxes owed from January 1 of the current year through the closing date. If your Kansas City house is owned free and clear and your prior taxes are paid, you will receive the full cash offer minus current-year prorated taxes.
We can close as quickly as needed, or on a timeline that works best for you. We’ve closed in as little as 7 days for Kansas City sellers facing foreclosure, and we’ve also scheduled closings 60 days out for sellers who needed more time to move. The average Rex Buys KC closing is 25 days from the first call.
Yes, post-closing occupancy is available on a case-by-case basis. Many Kansas City sellers ask for a short rent-back period (usually 7 to 30 days) so they have time to finish moving without rushing. We’ll work out the details with you before closing.
Yes. Cash advances to help with moving expenses are available on a case-by-case basis, which can be especially helpful for Kansas City sellers who need to line up a new place before closing. In some cases a cash advance may replace the earnest money deposit.
